SLAUSON TRANSIT ORIENTED COMMUNITY MASTERPLAN
The Slauson Transit-Oriented Community Plan explores the potential for the proposed West Santa Ana Transit Corridor Station co-located with the Blue Line Station and the intersection with the Rail-To River Active Transportation Corridor. The site is expected to transition from industrial to hybrid mixed-use and residential uses over time. The plan provides a framework to encompass these transitions and to extend the adjacent residential neighborhood to the large DWP owned site within unincorporated LA County to the south-west of the station.
The station area planning incorporates the community plan land use overlays within the quarter-mile radius of the station. In addition, it provides pedestrian connectivity to the adjacent park that is actively used by the neighborhood as well as to nearby schools in the station area. The TOC plan respects the scale of the residential neighborhood by scaling densities and heights from the single-family residential neighborhood to potential higher densities near the station. Shared parking is key to establishing higher densities with lowered development costs.
